We are currently looking for a Real Estate Project Manager to join our IKEA India team in Bangalore Overview of the role: Property is a business function that develops, owns and maintains IKEA properties. Property is also a key player in developing the penetration strategy within the commercial territory and has the responsibility to purchase and develop land accordingly. Property has also the responsibility to design, construct and maintain IKEA properties according to the latest IKEA standards and to the lowest possible cost for a specified level of quality and time The Real Estate Project Manager is responsible for scouting, identifying, securing and delivering approved sites for developing new IKEA stores. The Real Estate Project Manager is also responsible for negotiating and securing all necessary planning permits for new stores as well as, upon request, supporting the Real Estate Asset Manager in the same purpose for major store extensions. Responsibilities: The Real Estate Project Manager is responsible for: • Property / real estate expert in large-scale property development. ( A MUST to have land buy experience with a Real estate developer, retail / Warehouse company) Local real estate market and extended experience of planning procedures and local legislation regarding all planning and permitting issues for large-scale developments. Proven negotiating skills with authorities, landowners, consultants and any other stakeholders involved in the real estate acquisition and development process. Building and maintaining local market relationships with local authorities and government officials as well as with landowners, brokers, lawyers, design consultants or other real estate professionals. Mastering all aspects of real estate market dynamics and characteristics that may affect the feasibility or desirability of developing an IKEA store. scouting land for new IKEA projects in the defined target area while considering the IKEA expansion strategy. Negotiating and managing real estate purchase contracts or options until final deed in collaboration with our legal partners. Working with national, local and municipal governments and any other necessary public body to obtain all required planning permits and approvals. Securing that the IKEA Concept is implemented within legal and governmental constraints imposed on a particular site. Applying professional real estate analysis and development concepts and practices at all levels of the transaction process. supplying consistent and accurate information to internal partners involved in the IKEA store development process to ensure sites are delivered on time and on budget. Interface with all levels of management within IKEA companies and work co-operatively and efficiently with internal stakeholders, such as construction, Inter IKEA Systems Service AB, retail preparation and external project professionals. leading and co-ordinating all real estate activities with shopping centre companies (e.g. Inter IKEA Centre Group, IKANO,) until all planning permits are released (in countries where applicable). Essential Requirements: KNOWLEDGE Knowledge and work experience in Kolkata market is a must. Property or real estate expertise with a real estate developer or shopping centre.
